The process of building or remodeling your dream home can seem overwhelming but by breaking it down into phases, it becomes manageable and easier to understand. We have dedicated this page of our website to outline our building process so you understand how we work with you to reduce costs and improve quality.

Building A Team

By building a team of professionals at the start, you can avoid some common pitfalls in which Design Buildpeople often find themselves when they decide to build or remodel a home.

Building your dream home should be a collaborative effort. That's why we suggest before choosing a lot, or a particular style for your home, we recommend building a team of individuals with which you will work well. That team should include you, your builder, architect, and interior designer.

Blank & Baker Construction Managment promotes this environment where the entire team contributes to the process. Communication including questions, suggestions,and ideas are encouraged amongst the team in an effort to improve quality and reduce costs.

Design

Putting your building or remodeling ideas on paper involves a delicate balance of what you want, what you need, and what your budget will allow. It is important to keep all three agendas in mind during the design phase so that there are no surprises during the construction phase.

Communication with your builder and architect is imperitive to shaping the design and construction of your home. It is generally a good idea for your interior designer to be involved at this stage to give input as to the types of finishes and furniture arrangments that will work well for each room, and how they plan to tie them together. Complete and detailed specifications during this phase is paramount to managing the schedule and costs during the construction phase. Your team should help you to not only design a home that is pleasing to you, but one that will appreciate in value based on the decisions you make.

Once the plans have been completed and approved by the local building department, the project can move on to the pricing phase. At Blank & Baker Construction Managment, only the best tradesmen are considered in the bidding process.

Bidding

Your builder will manage this portion of the process for you. All trades contractors are not created equal and one particular tradesman may not be a good fit for all projects. A good builder will select his tradesmen by finding the right balance of price, quality, and customer service based on the needs of that particular project. It is a good practice by a builder to have long standing relationships with several contractors performing each trade so they can better fit the project to the right contractor.

Be sure to understand the entire scope of the quoted price-what it covers and what it doesn't. Beware that some builders will quote prices that do not reflect the total picture of all costs involved. It's far better to deal with costs at this stage than being surprised when the job is finished and you are presented with unexpected bills.

ArchitectsConstruction

This is the beginning of your dream becoming a reality! Your contractor should be driving the process at this stage, dealing with tradesmen, inspections, and the overall construction process. By the time this phase has begun, most of the difficult work is over. You've made the tough decisions; now it's time to enjoy watching your home take shape and become a reality.

If you have chosen your team carefully, this process is the most gratifying as you can see the progress made on a weekly or even daily basis. Completion

Your final walk through will be conducted with your builder and in many cases, your architect and interior designer. Have your list of questions handy so that you can note the proper operations of all the special features of your home.
